Key levers for success

Gecina has real estate assets under certified operation of 729,883 sq.m. If we add buildings under development that have obtained certification, the surface area where the implementation of the EMS has been certified reaches 942,696 sq.m, i.e. 82% of surface area of the real estate assets. The limited certification rate in the residential portfolio (7% of surface areas) and the gap on the target for HQE ™ Operations certification of office properties lowered this indicator.

Four buildings were delivered in 2017: two under Gecina, and two acquired under pre-construction agreements. All of them obtained a high level of certification. In this way, Gecina expresses its desire to invest in new quality assets, imposing the same level of ambition for its operations as for those it acquires from other operators. Convinced that such levels of ambition help to create valuation, in 2017, Gecina spent €682,383 (3) for the certification of the buildings under its project management.

renovation programs Since the end of 2016, Gecina has hoped to achieve HQE ™ certification in accordance with the Green Building reporting standards for all office development programs. This new version, in comparison with the former target of the NF Commercial Buildings HQE ™ reporting standards, incorporates all sustainable development challenges (1) and exceeds regulatory requirements. Gecina’s ambition today is to systematically seek one of the two highest levels of certification for its operations, known as the HQE ™ Excellent or Exceptional passports. To certify residential development programs, in 2016, Gecina chose the NF Habitat HQE ™ certification, which is based on a responsible management system that includes noise pollution and eight other themes (2) . As with office developments, Gecina is seeking the most ambitious levels of certification: the HQE ™ Excellent or Exceptional passport. In addition to these certifications, Gecina seeks, for any type of renovation or construction being planned, to obtain specific labels or certificates (LEED, BiodiverCity © , Well, Wired Score) in order to more accurately meet the expectations of future occupants, investors and local authorities.

Certification of operating buildings 7.6.1.3 HQE ™ Operations certification guarantees the quality level of the building for tenants and investors by establishing mandatory responsible management methods and improvement of environmental performance (analyzed using objective metrics) through a progress action plan. The reporting standards thus recognize the intrinsic quality of the building ( through the sustainable building focus) and the specific operational quality ( through the sustainable management focus). The “Sustainable Use” focus is also certifiable and falls within the decision-making scope of each client occupant. For the first year, Gecina has obtained NF Habitat HQE ™ Operations certification for its student residences. By regularly intervening either through in situ audit, or through documentary analysis, Certivéa, for office buildings, and Cerqual, for residential buildings, assess the resources in place and check the achievement of the established efficiency goals on a range of buildings submitted for certification.

The Green Building standard is built around 28 themes grouped into four commitments (quality of life, respect for the environment, economic (1) performance and responsible management) and 12 objectives. Safety and Security, Services and Transportation, Land Use, Waste, Biodiversity, Maintenance Cost and Sustainability of the Envelope, Control of (2) Consumption and Expenses and Overall Cost. These costs include the fees of the certification body in addition to the supporting intellectual services. (3)
