LABELING 7.6.1 The labeling and certification of Gecina’s property portfolio are levers of performance to guarantee the well-being and productivity of its client occupants, guarantee that the operating performance of buildings (energy, CO 2 , water, waste, etc.) is maintained or improved and mobilize its partners for emerging environmental and societal challenges in order to improve standards. By obtaining the highest levels of certification, Gecina operates the levers of value creation, which have been measured in several studies:

This EMS is shared and monitored by all stakeholders involved in the development or operation of assets through standard procedures and documents. This EMS applies to all assets in the portfolio, residential and tertiary, in operation and in development. Gecina’s ambition to move toward HQE ™ Green Building certification involves a re-evaluation of the organization and procedures to be followed by the Cerqual body.
(EMS) The Environmental Management System (EMS) is the heart of the HQE certification process. HQE ™ Construction and Operation certification through Certivéa for offices and NF Habitat HQE ™ certification through Cerqual for residential attest to the implementation of this environmental management system. Beyond certification, the buildings in operation use an EMS to reach the best levels of performance in the various responsible building themes through Performance Improvement Action Plans (PIAP), which:
