As of the end of 2017, the Gecina HQE ™ Operations-certified office portfolio represents 699,911 sq.m, or 79% of surface areas. In 2017, four assets, representing 47,146 sq.m and various characteristics were presented by Gecina for HQE ™ Operations certification and attested by Certivéa: the 55 Amsterdam building in Paris and the ■ Grande Halle building in Lyon, which were recently delivered; the Adamas building, which was acquired during the ■ year; the 159 boulevard Charles de Gaulle building in Neuilly, ■ which was renovated. For the residential portfolio, Cerqual has recognized the environmental management system put in place by Gecina for the 17 currently operating student residences in its portfolio. In light of the minimum standards required for certification, only eight residences representing 27,204 sq.m or 7% of residential surface areas were given certification: the 15 Lecourbe, Montsouris, Cité Cinéma, ■ Paris Est Bagnolet, Camille Claudel residential buildings located in Paris and the Paris Region; the 7-Guerland residential building in Lyon; ■ the Bassin à Flot residential building in Bordeaux; ■ the Mazenod student residence in Marseille, which was ■ recently delivered. In addition, Gecina is working for the recognition of the rest of its residential portfolio by identifying actions to improve the intrinsic qualities or operating conditions necessary to obtain certification. These actions will be integrated into the work plans of these buildings according to budgets determined during asset reviews. At the end of 2017, 66% of the market valuation of office properties held by Gecina is HQE TM Operations certified, or 79% of surface areas held.
The total cost (1) of HQE ™ Operations certification was €346,643 for 2017. Gecina also uses reporting standards developed with Interface called Restaurant Vert ® that recognizes the quality of products and services in the company restaurants in its property portfolio. Thus among the 22 interoffice restaurants (14 of which are operated by external contractors and eight by tenants), 14 restaurants were engaged in this approach in 2017. This approach is regularly implemented during calls for tenders for the management and operation of all restaurants under development or when renewing the contracts of the interoffice restaurant service providers. appendices The “green lease” (or environmental appendix) has been mandatory for all leases signed or renewed for office or commercial premises larger than 2,000 sq.m since July 14, 2013. In 2010, Gecina strategically wanted to sign green leases with its clients for new buildings. In 2017, Gecina continued its efforts with its clients. The “green lease” and the sharing with occupants that it entails is necessary for the achievement of goals, with respect to energy and carbon especially, because energy consumption and greenhouse gases related to tenant use account for between 30% and 35% of total office building consumption.
