FROM CORPORATE RESPONSIBILITY TO SUSTAINABLE PERFORMANCE Priority 3: reduce environmental footprint by a resource-efficient and carbon-neutral real estate
manage supply contracts and optimize utilities purchases; ■ conduct a technology watch in this area. ■ Gecina has been certified ISO 50001 since 2015, thanks to the process that it implemented across all of its property portfolio in terms of energy management within a rigorous framework. The actions carried out for the property portfolio (described in the following paragraph) include optimization of the performance of properties in operation for intrinsic consumption, the determination of ambitious consumption levels for new development and increased involvement of tenants in optimizing consumption for their specific uses. The levers used and the performance of the office portfolio differ based on the level of operational control exercised by Gecina (see 7.2.4.3 “Summary of the non-financial scope and reporting period”). The consumption reduction target set for the residential portfolio, which fully conforms with the Grenelle thresholds (30% reduction in energy consumption all uses combined by 2020 compared to 2008), was reassessed in 2017. The residential portfolio has, therefore, been included in the overall reduction target of 35% of energy consumption throughout the full extent of its new scope compared to 2008 (following the acquisition of Eurosic and taking into account all uses).
7.5.2
ENERGY EFFICIENCY
Background 7.5.2.1 In addition to providing a mean to manage charges for the benefit of customers and to generate value for the property portfolio, energy consumption optimization provides a key lever to attain the GHG emission reduction targets set by Gecina in its climate roadmap (see 7.5.1 “Carbon footprint”). It must be pursued systematically and be consistent with the goal of meeting the comfort and well-being requirements of occupants. The energy management system implemented includes multi-year action plans defined to ensure achievement of the targets set and is built on continuous improvement of the energy performance management processes. In September 2017, this performance was modeled out to 2020 and 2030 and presented to the members of the Executive Committee. To achieve these goals, Gecina’s technical teams responsible for energy management: manage energy consumption (collection and processing ■ of building data); define and deploy action plans to improve energy ■ performance (during work and operation) in cooperation with the teams in charge of asset property management; support tenants, and notably those with which an ■ environmental appendix has been signed, jointly with the management teams;
