Improving climate resilience 5 WORKING TO ACCELERATE ENVIRONMENTAL TRANSITION FOR ALL ■
Climate pillar Since 2015, partial renovation projects and major repairs and maintenance work (GRGE) have been subject to methodological and technical requirements to apply an energy performance equivalent to the BBC-Effinergie renovation level. In 2021, a new version of the specifications for the energy performance of major repairs and maintenance work targets performance that makes it possible to combat global warming even more effectively (choice of energies, increased thermal performance of the envelope, efficiency of equipment, etc.). This version will make GRGE’s specifications fully compatible with France’s national low carbon strategy, which aims to be carbon neutral by 2050. In March 2022, a new version of the environmental specifications for logistics platforms enacts a more ambitious standard in terms of climate, with in particular the systematic use of a life cycle analysis (LCA), the implementation of biosourced materials, or the anticipation of RE2020. Global renovations meet performance requirements that enable access to environmental certifications and labels.The resulting energy savings are valued in the form of Energy Saving Certificates. Buildings certified to prove their environmental performance The sustainable real estate approach deployed by La Poste Immobilier makes it possible for buildings to obtain environmental certifications and labels during their construction, during an overall renovation and during their use. These labels or certificates are proof of the achievement of ambitious sustainable development objectives and a guarantee that they will be maintained until the delivery of the operations targeted. Certified or currently in a certification process operations represent, at the end of 2022, 419,000 m2 or 13.5% of the patrimonial portfolio surface In terms of certification during the construction of new buildings, La Poste Immobilier aims to achieve or even exceed the NF-HQE TM Excellent and/or BREEAM Excellent certification levels for 100% of current service-sector constructions in progress. For industrial projects (logistics platforms of 15,000 square metres), the stated objective for all portfolio operations is to obtain NF HQE TM Good level certification. This objective has been extended to all operations of the Services-Mail-Parcels business unit. Some platforms, in particular two platforms that entered into operation at the end of 2019, exceed the targets with a NF HQE TM Very Good and BREEAM Excellent environmental certification. Similarly, with regard to the multi-stream mail preparation and delivery platforms, all the platforms delivered since 2021 also meet or even exceed the NF HQE TM Good level environmental certification target (two are NF HQE Good and two are NF HQE Very Good). In october 2022, La Poste Immobilier awarded the project management award to the Lézennes Urban Logistics Platform, an exemple of a high environmental standards logistics infrastructure. The project, develop on a former industrial wasteland not only aims to reach ambitious environmental objectives (passive building,
high level-certification and label, reuse of materials, etc), but it is also a demonstrator for a new conception favoring a mix of functions, compactness and fundamental sobriety. The systematic search for building certification enhances the heritage value of buildings. Certification during the overall renovation (major restructuring) concerns service-sector projects (>5,000 square metres) undergoing comprehensive renovation. The stated objectives are to obtain NF HQE renovation certification at Excellent level or BREEAM RFO at Very Good level, as well as the BBC Effinergie Rénovation label. If the overall renovation is less than 5,000 square metres, only a BBC Effinergie renovation label is expected to be obtained. Implementation of the obligations of the tertiary sector decree - tertiary eco-energy scheme (décret tertiaire - dispositif éco-énergie tertiaire) The year 2022 marks the entry into force of the Tertiary Eco Energy Scheme (DEET), including the first reporting deadline for energy consumption data on the OPERAT platform. As a reminder, this text, stemming from Article 175 of the ELAN law, requires the energy consumption of tertiary buildings over 1,000 m 2 to be reduced by 40% by 2030. Around 1,000 postal buildings are affected, this scope representing 60% of the total energy consumption of the stock. Reporting on the OPERAT platform required a major mobilization of La Poste Immobilier and Sobre Energie, for the collection of numerous data concerning not only energy, but also building characteristics and usage, for almost 3.9 million m 2 . CUBE 2020, the Uses and Efficient Building Competition: a mobilisation of all for a common goal La Poste Immobilier is stepping up its sustainable operation actions: acceleration of the elimination of oil-fired boilers (98 projects carried out in 2022), successful participation in the sixth edition of the CUBE 2022 competition (third in the overall ranking, with an average energy saving of 16% on 31 buildings), and implementation of actions and tools to monitor the efficiency plan in the autumn of 2022. In line with the green lease, the French Institute for Building Efficiency (1) organises the yearly CUBE 2020 competition to assess the energy savings achievable on a building over one year by mobilising the most immediately profitable levers of a building’s performance: better use and the mobilisation of its occupants for greater efficiency. Implementation of energy efficiency actions In April 2021, La Poste Groupe’s commitment to reducing energy consumption received significant recognition: the renewal of ISO 50001 certification for 196 group buildings. This certification crowns the group’s energy management system (EMS) deployment implemented with the Sobre Énergie subsidiary. This year, the group is continuing to roll out the EMS across its entire real estate portfolio with the Power 10,000 project, which aims to reduce the energy and carbon footprint of La Poste’s 10,000 buildings. The objective is to achieve a 20% reduction in final energy consumption by 2030. This reduction in consumption will include a 35% reduction in real estate-related emissions.
