To further improve the recycling of waste produced in its buildings, Gecina has entered into a partnership with three companies: Le Relais, the leading collection and recovery operator for ■ textiles, cloth and footwear in France, has deployed its collection containers in five residences (Charbonnel, Saint-Antoine, Avray and Abreuvoir in Courbevoie and the Vouillé building). Among the clothes collected, jeans will be recovered and transformed into a thermal insulator called “Métisse ® ” (http://www.isolantmetisse.com/). Gecina will use this recycled material for some reconstruction or renovation projects (roof insulation after waterproofing) such as the building located at 26/28 rue Danielle Casanova, for which work will begin in 2018; The Cy-clope start-up is deploying the first environmental ■ solution for the recycling of cigarette butts (Cy-Clopeurs ashtrays) in its commercial properties. This waste, which is highly polluting when discarded (each butt contains 4,000 toxic molecules and can pollute up to 500 liters of water), can be recycled into material to make building boards and used in the manufacturing of outdoor furniture. Three buildings, including Gecina’s headquarters, have benefited from the installation of these ashtrays; Eco Clean implements an on-site recovery solution for ■ residues from the preparation of meals at the Défense Ouest building. The waste (made up of 80% water) is dehydrated through an accelerated process resulting in the production of compost reused as agricultural fertilizer, which can be used partly in the green areas. The water recovered can be used for cleaning surfaces and watering green areas.
Eco-design of programs under 7.5.3.3.1 development
Gecina has conducted LCAs (life cycle analysis) on all the assets that it develops as under the supervision of its in-house project management teams. In 2017, LCA were conducted in the two operations delivered. For the 55 Amsterdam operation, for example, the choice of a wood fiber-based interior insulation was preferred to more conventional insulation from the processing industry. Gecina has adopted a methodological tool based on standards shared by the profession to develop LCAs for buildings under development in its property portfolio. This process is then used by designers to optimize the carbon emissions associated with demolition, stripping and construction (see also section 7.5.1). Development site waste management 7.5.3.3.2 A specific monitoring process is in place for waste produced during work on all buildings and renovations headed by Gecina. For example, asbestos waste is systematically vitrified at high temperature and then inertised, it is used as roadbed for roads. At the La Grande Halle building, which was delivered in May 2017, 1,860 tons of waste were collected during the decommissioning and restructuring phases. Wood (10%), ordinary industrial waste (38%), rubble (25%), and inert waste (21%), close to half of the total mass of waste, were recycled in 98.5% of cases. Operations ordered through VEFA pre-construction agreements are monitored directly by the project manager responsible for overseeing the work. In 2017 the two student residences of Marseille and Puteaux obtained a high level of certification (Habitat and Environment Profile A), which helped Gecina ensure that construction waste was soundly managed.

Operating waste management (waste 7.5.3.3.3 from activity) of residential surface areas are equipped with a specially adapted room for this collection6. This change is linked both to Gecina’s sale policy and to the deployment of equipment, 90% of office surface areas have selective waste collection together with an in-depth analysis of its property assets contracts subscribed independently or by Gecina and 95% under operation.
