PRIORITY 3: REDUCE ENVIRONMENTAL FOOTPRINT BY A 7.5 RESOURCE-EFFICIENT AND CARBON-NEUTRAL REAL ESTATE

To limit its impact on global warming, Gecina combines energy efficiency actions (described in paragraph 7.5.2 “Energy performance”) and decarbonization of the production mix via the application of carbon criteria to the energies it uses to supply its buildings. The decrease in the carbon impact resulting from the purchase of products and services is fully explained in paragraph 7.6.4 “Sustainable relations with suppliers”. The reduction in emissions created by the travel of occupants is tied to the actions described in paragraph 7.4.3 “Transportation access”. Gecina reports in accordance with the GHG Protocol, which breaks down the operational scope of GHG emissions as follows: scope 1 - direct emissions resulting from the combustion ■ in buildings of the resources owned or controlled by the company (fuel oil and gas mainly); scope 2 - indirect emissions linked to the purchase ■ of electricity or coming from urban networks; scope 3 - other indirect emissions, primarily related to ■ energy consumption by existing buildings outside of the control of Gecina (including those related to specific tenant uses), as well as emissions related to the purchase of products and services (1) and travel by building occupants (2) . In 2017, Gecina analyzed the full extent of its new scope (residential and commercial, including the Eurosic portfolio) and identified the actions and budgets required to extend its reduction target for greenhouse gases by 60% (all uses included and at constant climate) by 2030 compared to 2008 for its entire property portfolio. The actions identified were taken into account for the creation of multi-year work plans and for the budget preparation process. The objective for the expanded scope will be submitted to the SBTi for recognition during 2018 (see 7.2.1 “Structure and key priorities of the CSR roadmap”).

7.5.1

CARBON FOOTPRINT

Background 7.5.1.1 In 2015, in order to limit its impact on climate change, extend its objectives set for 2016 and 2020 and bring them in line with national environmental commitments (law on the Energy Transition for Green Growth and National Low Carbon Strategy), Gecina prepared a climate roadmap up to 2030 for the office properties. A specific report is published on the Gecina website ( http://www.gecina.fr/en/csr.html ). Prepared jointly by stakeholder representatives and the departments of the company concerned, the roadmap organizes Gecina’s actions around four key priorities and dedicated targets: reduce the carbon intensity of the portfolio in operation ■ by 60% by 2030 compared to 2008 (all uses included and at constant climate); pursue neutrality for assets in operation to eliminate their ■ impact; pursue carbon neutrality by real estate program; ■ engage the partners through transparency and dialogue. ■ The goal of reducing the office property’s greenhouse gas (GHG) emissions was recognized by the Science Based Targets initiative (SBTi) as being compatible with the trajectory required to maintain the average temperature increase at 2°C, making Gecina the 1 st French property company, and the 3 rd globally, to have its target recognized. Achievement of the above targets is predicated on a dedicated action plan currently consisting of over 50 actions. Progress updates are provided quarterly during Climate Committee Meetings. Monitoring is led by the CSR Department which brings together all of the departments involved (see 7.2.3.2 “CSR Governance and management”).
