Societal impact and materialization of value

preselected according to their importance and their occurrence, for an in-depth analysis: of the potential to create or destroy economic value for ■ Gecina (risks and associated opportunities, real or potential costs, capacities to materialize the financial value created); of the potential for creation of societal value for the ■ stakeholders (recurrence and importance of expectations, impacts and measured societal challenges); of the level of Gecina’s maturity in these areas, to identify ■ the priorities for action (progress since 2008, actions and indicators deployed). Eight priority issues appear following the analysis and outline three strategic priorities for Gecina: Strategic priority 1 - to generate productivity and ■ well-being for the occupants of the adapted holdings; Strategic priority 2 - to energize the sustainable city by ■ developing, in particular, biodiversity and accessibility for all people; Strategic priority 3 - to reduce environmental footprint by ■ a resource-efficient and carbon-neutral building. In order to reach a level of performance in these three areas of focus and create a collective dynamics with the stakeholders, six levers must be put in play. Finally, compliance issues were identified as fundamentals managed by Gecina and creating little differentiation on the market or among stakeholders.

7.1.3

MATERIALITY ANALYSIS

The materiality analysis ranks the issues identified to highlight those that create the most economic and societal value for Gecina and its stakeholders. On a regular basis since 2008, Gecina updates this analysis in order to, as necessary, adapt its priorities based on acquired experience, the analysis of the results of actions taken, the evaluation of best practices and expert opinions. Since the end of the year 2016, in view of the conclusion of its four year plan, and in 2017 following the joint venture with Eurosic, Gecina identified 76 issues using a documentary analysis of the major standards, practices of 11 peers, questionnaires from non-financial rating agencies and by collecting the information requested by the analysts, and the expertise of third parties taking part in the process, that of the Stakeholders’ Meeting (in particular those of the December 2016 session – see page 225 of the 2016 Reference Document), of the Executive Committee and the employees surveyed. Among these issues, only 23 were
