The danger of liability risk has to do with its complexity and growing importance as laws and regulations evolve. The origin of a third-party liability is no longer to be found solely in the fault but rather increasingly in the responsibilities and competence required of professionals.

In order to enhance its risk control linked to the insurance and liability conditions mentioned in leases linked to buildings, Gecina hires an expert to analyze insurance clauses.

Crisis management 6.1.7.1.3 In order to be responsive and effective when an incident or accident occurs, a 24-hour monitoring and crisis management system has been set up to galvanize the skills required to deal with a major accident. The system is based on three successive response levels to match the seriousness of the identified incidents: the first level is based on a call center (Gecina Sécurité) ■ which tenants can call for “everyday” problems; the second level generates the intervention of an on-call ■ officer for events considered more serious; finally, the crisis unit can be mobilized for accidents ■ considered “serious” or exceptional events that may have serious consequences for the Group.

Since July 3, 2017, two distinct property portfolio departments have been created: one comprising the offices portfolio and the other the residential portfolio. This new organizational structure has had an impact on the composition of the crisis unit. Its new members will be trained in early 2018. Gecina Security recorded 383 calls that required an intervention, and 152 without any immediate follow-up.
