The efficiency recorded has improved, and reached 100%. 46 assets date before 1949, i.e. 24.7% of the property portfolio, primarily in the corporate real estate segment where the class 3 lead is being treated. The 12 residential sites concerned are under sale. In 2017, no tenant reported significant deterioration in its private unit and, as in previous years, no case of lead poisoning was reported. No record revealed a deterioration factor for built structures requiring communication to the Prefet. Results remained stable over the period. Gecina now owns only seven assets equipped with wet cooling towers and continues its policy of decommissioning installations during reconstruction operations. Four of them are managed directly by management agencies or single tenants. The results remained stable. 18 installations are located on the terraces of buildings. The tenants are informed about any modification programs and planned work. New facilities will be installed only if the agreement of tenants is obtained through their representative bodies (health, Safety and Working Conditions Committees, Union Boards, associations, etc.).

Children are exposed to lead mainly through eating crumbling wall coatings which contain lead (mostly paint). To a lesser extent, inhaling dust is also dangerous for people who have to work on elements that may contain lead.

Gecina is very sensitive to the presence of lead paint and goes beyond the regulations by applying the obligations that should be met for housing assets to all its real estate assets: Gecina is committed to removing the risk of exposure when degraded coatings containing lead are present at a concentration above the defined thresholds, thus reinforcing its regulatory obligations. The external contractors on the sites are informed of the presence of lead paint. Gecina protects the environment and complies with the regulations in force by implementing controls and carrying out the necessary maintenance of water distribution, heating or cooling systems with selected contractors; checks the quality of the elements discharged by cooling towers (discharges into the air, into sewers) and ensures transparency by placing documents on the management of TARs online for its tenants and external contractors. In 2013, Gecina amended its policy to include the upgrades required by the changes stipulated in the city of Paris charter, and also applies it on sites in other French cities unless there are more restrictive local constraints. Gecina has entrusted a specialized research agency with the task of monitoring the terms set out in operator contracts. A measurement campaign, conducted in 2016, confirmed that, on its installations, the maximum level of exposure in closed living spaces complied with the city of Paris charter of March 30, 2017. Wet cooling towers (TARs) are locations where legionella can proliferate. These bacteria can cause serious chest infections. Contamination is through the respiratory canal, by inhaling contaminated water sprayed into the air.

To date, findings from national and international appraisals present no conclusive evidence about the existence of sanitary risks linked to exposure to the electromagnetic emissions from mobile telephone relay masts when the public exposure limits are respected.
